[vc_row][vc_column][vc_column_text]The Terrasses du Midi in Saint Étienne[/vc_column_text][vc_column_text]The syndic council of the Terrasses du Midi residency, located in Saint-Etienne and constructed in 1977-78, decided to suggest a global technical diagnosis (DTG) and an energy audit at the 2015 co-owners general assembly.

Advised FONCIA IGD (the syndic managing the co-ownership), the syndic council first contacted the environmental supervising office AD Environnement for an energy audit and a DTG. Lacking abilities for the latter, CRISTAL A.B. was solicited for their knowledge about accommodations and renovations.

One year after the Alur law implementation, DTG reports are scarce. Both agencies spent many hours visiting the 7 buildings and 73 accommodations of the co-ownership. The analysis of pathologies, the research is archived documents (descriptions, plans), the meticulous assessing of the common portions and the polls with the residents allowed us to create a very detailed and precise report.

The report was presented to the general assembly on June 15th 2015, and met a great success. The co-owners were involved and asked insightful questions, to which architect CRISTAL A.B. gave satisfactory answers.

The co-ownership is actively preparing the consulting of companies that will allow the works. It will lower the energetic expenses while improving the comfort and security of the whole residency, according to our DTG’s prescriptions and the energy audit.

Because of the residency’s complex configuration and our lack of experience, we spent much more time than expected on this mission. Its success is rooted in our will to correctly study every hypothesis and detail, and is not based on profitability. We did not hesitate to go back to the site several times to verify details in the basements, the roofs and the surroundings of the buildings.[/vc_column_text][/vc_column][/vc_row]

La Grange residency

[vc_row][vc_column][vc_column_text]La Grange residency[/vc_column_text][vc_column_text]The La Grange co-ownership, located in Panissières (Loire), consists in two buildings dating back to 1971, with 42 accommodations. Its construction date, before the first thermal rules of 1974, explains a lot of thermal flaws. The fact that the co-owners themselves changed the woodwork from single to double glazing shows that the residents yearn for more comfort, and that one-off intervention is not efficient.

In January 2016, the co-owners syndic ordered a global technical diagnosis (DTG) and an energy audit. This was before the implementation of the Alur law. This expresses a strong will to resort to a complete diagnosis of the buildings without waiting for the law to impose it, which shows how important our report was for the co-owners.

We have meticulously studied the archived plans, which included several modifications. We assessed the state of the site twice. Our energy audit collaborator (AD Environnement) lead a poll about the residents’ energetic consumption and comfort.

The flaws are numerous: lack of thermal isolation, there are still some single-glazing windows left, the balcony aspects are very deteriorated, lack of smoke extraction, condensation inside the accommodations, possible presence of asbestos…

The final report presented by AD Environnement at the 2016 co-owners general assembly allowed to put the elected works in the maintenance book. The planned works will considerably improve the thermal comfort of the accommodations, as well as the exterior aspects of the buildings, which will thus increase the patrimonial value of the residency.[/vc_column_text][/vc_column][/vc_row]

[vc_row][vc_column][vc_column_text]Rehabilitation of a city house in Lyon[/vc_column_text][vc_column_text]Upon purchasing this city house twinning the adjacent one, the clients seek a general inside improvement before settling. They have numerous wishes:

– Creating a bathroom at the ground floor

– Suppressing the partition between the kitchen and the loung to have a vast living room

– Widen the opening on the veranda to have more luminosity

– Create a staircase in the ground, leading to the basement from the entry hall without resorting to an exterior detour

– Rearranging the 2m² bathroom at the first floor by adding a WC

– Replacing the fuel oil heating by mains gas heating

– Improving the thermal and acoustic comfort.

With a strict budget, the challenge is hard to take up. The result meets the clients’ expectations et the budget is respected, despite a few surprises during the works. The house is entirely thermally isolated and the comfort is immediately felt. The most radical change happened at the ground floor: a vast and luminous room with a quality floor: solid wood. The bathroom was created on a new concrete slab, poured at mid-level of the former laundry room.

A few adjustments were done. For this kind of works, an architect’s coordination is essential.

Our role is to ensure the progress of the works, in close cooperation with the supervising office. It requires respecting the norms of work solidity, security and accessibility for people with reduced mobility. This building is located in a second category mall and receives a lot of public, so we have to care about each detail and explicitly transmit the supervisor’s notices to the contracting authority.

The works are expected to be delivered in a month.[/vc_column_text][/vc_column][/vc_row]

Individual house project in Gassin

[vc_row][vc_column][vc_column_text]Individual house project in Gassin[/vc_column_text][vc_column_text]CRISTAL A.B. authors this beautiful project on a terrain that overlooks the Mediterranean sea. The house is vast. To avoid becoming too massive, the habitation is split into 3 parts, while the garage and the pool-house are separated.

The habitable part is divided into 3 non-aligned volumes of different heights. The first-floor lateral volumes embed the ground floor living room at the center, widely opened by a south-oriented glass wall. Projecting at the south, the living room allows to enjoy the sunshine and luminosity. Meanwhile, on the north side, it retreats behind a portico at the entrance of the house. The significant eaves and the first-floor terrace create a shadow projected in the facade and the ground, which makes the summer more comfortable. The large glass surfaces contribute to natural lighting inside of the house and the wintry comfort.

The garage is separated from the habitable part, which makes it closer to the site entrance and diminished the surface of the circulatory lane.

The style is contemporary but stays close to the typical French southern style.

CRISTAL A.B.’s mission does not go beyond the building permit obtention, since the site is quite remote.

Construction of an individual house in Fraisses

[vc_row][vc_column][vc_column_text]Construction of an individual house in Fraisses[/vc_column_text][vc_column_text]The 800m² site is the last lot of a Fraisses housing estate. The sloped terrain is embedded between the two existing houses.

In order to avoid the roof of the house below the terrain and to enjoy the clear view on the Le Corbusier housing unit in Firminy, architect CRISTAL A.B. conceived a house with a ground floor, a first floor and a south-oriented terrace. The volume is compact but not intimidating. The imbrication between the habitable part and the garage canopy livens up the street facade.

In the beginning, the levelling lot took more time than expected because the client wanted to add more services in order to get a flat garden, without a retaining wall. CRISTAL A.B. rigorously managed this delay. Today, the enclosure is done. The lining and partitions are set, along with the piping and electricity. The floor heating and the fluid screed are settled. The second works will progress as planned.
